Property Inspection

You can include a provision in the sales contract that gives you the right to inspect the mechanical, electrical, plumbing and structural portions of the property.

There are inspection companies that provide services of this type. You can accompany the inspector to ask questions and receive a written report itemizing any areas of concern.

If repairs are needed, you can request the seller make them in accordance with the provisions of the sales contract.

Note:
This inspection provision is for the structural integrity and safety of the items described above. Cosmetic items such as paint, wallpaper, carpeting, color preferences, etc. need to be addressed during the initial contract negotiations. Thats your chance to have cosmetic items taken care of. After the contract has been accepted the seller cannot be required to perform cosmetic modifications not included in the original contract.
