Saleability Factors - Seller Controlled

  1. The condition of the property: Neat, clean, uncluttered & well maintained.   All necessary repairs (or allowances VS work completed)
  2. Terms of Offering: Make the property easy to buy!   Offer special incentives, closing costs, allowances, home warrantee and flexible terms.  
    Remember: If you get the desired "net" - how the price, seller contributions and allowances are split up is irrelevant!
  3. Availability: Lockbox, home ready at all times to be shown (even with no notice).
    Be flexible to buyers time frames and be ready to move quickly if necessary.
    Leave the agent and buyer alone to look.
  4. Upgrades and Extras: These have a definite impact on Saleability:
    Updated kitchens and baths, sun porch/deck additions, swimming pools, extra rooms, finished basements, outdoor living areas, etc.
    Extras enhance emotional appeal.  
    " Move in Condition" can mean not only clean but current window  treatments, neutral color schemes, lighting fixtures, new carpet, washer and dryer, refrigerator, etc. with outdated or worn materials at a minimum.
  5. Price: Most important and controlling factor that affects Saleability!
